That doesn't make the employer a charity.A sensible spouse doesn't threaten divorce or separation every time something goes wrong in the marriage.In almost no other walk of life do sensible people  threaten to terminate relationships as soon as something doesn't go by the book.A sensible landlord doesn't threaten eviction every time  a tenant is late.

You can have it appraised "as improved" and be sure you take good notes while walking through with the appraiser to talk about what they think would improve value and by how much.
