I want to be clear that these are good companies but often their hands are tied and since they don’t write a lot of commercial insurance policies they underwrite it hard and err on the side of caution meaning they often charge a lot to cover unexpected losses.

Depending on the market, it's absolutely fine to have 5, 10, even more props in one place (though different neighborhoods are advised) but you certainly don't need to be tied down to one locale.
