I can't speak to maintenance management or anything else like that but now that I've had a PM with a cloud solution that has an owner portal, I don't think I'd want to go back.

Your interest rate portion has me confused because the buyer at auction is going to either fix it and sell it to an occupant that gets a loan at the higher interest rate, or fix it and sell it to an investor, who will likely leverage it using a bank at the higher interest rate.Your LLC solution also only works if you are not managing the properties.

Don't believe what you see on TV.Even on the TV flipping shows they sometimes go over budget ... but no problem, they always have an easy made for TV solution, they just raise the asking price ...

If they are good tenants as far as full and timely payments goes, I'd say: 1) Tell them you want to service their requests and that you feel uncomfortable when the husband is naked underneath a sheet.  2) If they understand your request and don't fix the problem the next time you go over, find a $50 solution that is super easy to put on and gift it to them.
