Fastforward, the renovation process was quiet and I didn't ask for updates, rather I waited until it should have been close to completion to reach out (purchased Dec 18th or so) and then heard no response.

Prior to the auction, in a regular sale, the seller would have to get a release from the fed lien in order to give clear title.

You are allowed to run credit reports on homeowners on notes you are considering, but you need certain things in a home office to allow that, otherwise a regular office is ok.

Time line update: Submitted an offer on 5/24. 

You would also want to have in lease disclosure of personal and financial books updated quarterly.
