Never ever tell any tenant it is ok to pay late. 99% of landlords are not prepared to evict due to late payments. 

You may not like to hear what I have to say here but this is just my own personal opinion what how I prepared myself to get into this game.

But if its a sole member LLC taxed as a S-corp, it will be a "pass through" and just show up on your Schedule C of your tax returns... shouldn't cost you much to have it prepared every year.
