I've had a ton of clients in the past few months decide they want to focus on mid term rentals for travel nurses.

can my mother sell the property we are currently in and buy a slightly more expensive property that we then would rent, again by a 1031 exchange.

There is a sight called roomies.com that you can find roommates to fill it or also a facebook page for traveling nurses coming for 1-3 month stays. 

My ultimate goal is to quit my 9-5 (really its 7-7, yuck) I work as a registered nurse and 2.5 yrs of pandemic nursing has me burnt out!!
