You usually hire a PM to relieve you of paperwork and provide an interface that knows how to deal with tenants (like collecting co-pays and giving out bad news).In any case, you should get a FULL and ACCURATE statement of income and expenses.

Now it sounds like the wholesaler lied about who he was, that is sleazy The second problem is that you cant circumvent his contract without getting sued for tortious interference of a contract (what it is called in most states)  The good news, is that it doesnt sound like this loser is doing anything to sell this poor sellers house.

Ask the applicant to tell you the bad news before you pull.If they lie, don't go further.I can deal with a lot of stuff, but basic untruthfulness is a constant that won't change.I've rented to felons and low-income people and, since I can't ask, those without legal presence in the USA.
