If they did big patches using drywall compound you can probably just wipe them and remove them with a wet sponge and then fill, not patch the holes and touch up and be on your way.We had a tenant do something like this a long time ago, they patched over their tiny nail holes, turning a 1/16th hole into a 4'-5" god awful mud smear over textured walls, they then for some reason primed over the patches, that was considered damage to us, as it required retexturing the walls to blend in the patches and then repainting the entire walls, the patching cost that tenant about 2K.

There is no way on gods green earth that carpets will protect your floors from being destroyed by a 2 year old pit bull pup.

This teacher sounds like a god send to me given the C class location of your home.

Cops being called, my good tenants talking about moving out because of it....Thank God I only used month to month agreements.But, if you think getting the rent is the only issue, think again.  

Yelling "Oh God" or whatever at 2am - no.  

If I was to ever (God forbid lol) have a roommate again, I'd hire a house cleaner and include the cost in the rent.  

I try to put the fear of God into people at lease signing about what they can and cannot do.
