I was self employed and had to get Mom & Dad on the loan to qualify, which was a little humiliating (I was over 30 fer chissake!).

You are subject to federal and self employment taxes and you may want to look at setting up an LLC that is taxed as an S-Corporation, depending on the state you chose to incorporate in.

It seems that I can't go the conventional loan route under my personal name because I have no W2 income since I was self employed for the last 10 years and I have been transitioning out of those business endeavors for the last 2 years therefore I have no real income to show.

Also, if you get paid through a corp you can avoid paying self-employment taxes.

Some may have been holding back, like GE, BoA, Boeing, who have held off in an attempt to keep employment low for political reasosn (so long as it didn't really cost them anything).

There's a reason many contractors are self-employed.
