Should I still be budgeting for CapEx, as the warranty will cover repairs (covers HVAC, plumbing, electrical, appliances, etc)?

Might want to double check that the electric is sub metered.

The City just adopted the 2015 code which has all kinds of energy efficiency requirements.

For example, Shell has announced they are moving their corporate headquarters from Downtown to the Energy Corridor.

I had professionals replace the roof, heating, hot water, paint, and upgrade my electric, but everything else I'm pretty capable of doing.  

Say electrical cost me $4k and I charge you $5k.

They had some electric work that needed to be done for inspection compliance and altered some lights.
