One of the most respected PMS in country (2018 NARPM National President) owns his business right in San Antonio.

I invest mostly in Eastern NC, and have had much better luck there.

Windsor is in the midst of not one, but two, multi-billion dollar bridge construction projects that will add thousands of direct jobs, and thousands more spinoff jobs, to the economy for up to the next 7-10 years.When you factor a major project like this into a situation where there is already a severe supply/demand imbalance and a lack of rental properties, you have a perfect recipe for increasing housing prices and increasing rents.Now we have a perfect storm in Windsor for investors to take advantage of with 2 major bridge projects, growing University and College populations, immigration from countries around the world, migration from residents of other provinces looking to downsize and move to a cheaper city with better weather, and a booming Detroit.  

I live in the Texas Hill Country about a hour north of San Antonio.I will be lurking more then posting, also I hope to build some good relationships from these forums.

Knock yourself out but I cashed out mine a while ago because I plan to live off my cashflow and retire well before the Government allows you to tap into your retirement account.If you have distrust on where this country is going you need to expect that taxes will go up in the future.

There are a few people around the country that have good templets but finding an Indiana specific one is tough.  

Also I’m afraid your numbers are very aggressive for example the rehab budget is extremely light for that scope of work no matter what part of the country the house is in.
