The wholesale company needs $5k deposit that is only refundable if they cannot deliver clean title.

Although true to his word, they did deliver that feature in the relative timeframe (manually add income/expense items).

The property had tenants of 18 years so I had to wait 30 days to close so that the property could be delivered vacant.

I would have put in the purchase contract for the house to be delivered vacant, or retain some amount in escrow to cover costs of eviction/repairs/damage/etc

Flash forward 3-6 months when he delivers the house, and the real estate market may have appreciated 10% annually.

I've been investing in real estate in the state of Yucatan (the safest state in Mexico) for the last 1.5 years and have learned alot.. so far I've invested exclusively in presales and a land purchase, one property was an oceanside condo that will be delivered in June, it's currently up around 35% in value (great!)

Also I have a few electric space heaters in the event of a heater breakdown that I can deliver to tenants until the HVAC system is repaired.Having done Fire/Arson investigation and inspection you'd be surprised some of the things people will do to try and heat interior living spaces either "cheaper" or to a higher temperature then their normal heat will provide, most of the times this ends in tragedy. 

I've done some googling but I can't seem to find anything with this specific feature.Or if there's something out there that can deliver certain criteria lists once month (Ex: Tax Delinquent houses that are worth less than 400k in X area) Thanks for reading my question.- Harley
