Their website claims dividends for this fund should be roughly 1.3 - 1.4% for the year so this is on pace to double that.

This is actually they entire reason I started my own PM company- I believe that the % you pay is for them to handle the day to day stuff like this, seems unethical to charge more when they actually have to put in some work. 

I would never recommend anyone consider anything remotely similar to what you're promoting, and would also advise anyone in our community to avoid this user and his ideas.

This could potentially drive up the price on the subject property. 

You don't really mention investing in real estate, so this is just a purchase for your personal use.

Monthly rent is $1,850 and plan to increase next year.
