If it's your first LLC, though, it might be wise to work with an attorney to guide you through the setup process and some basic steps to take afterward.

This will give you a base for what you need to put in to get the best value out of your properties when you are checking ARV and getting the sales price you want along with selling quickly. 

I mention this because if you're working with a lender or broker and tell them up front that you intend to payoff your loan in a few months, they probably arent going to waste time on you because they dont want to work for free.
