Building finally resolved and remediated it this year and now i am selling the property.

There is some nasty foreclosure/usury limitations being challenged in CA courts right now and the appeals are still pending.

So now I'm selling it . . 

Now that we've finally finished our casita in North Baja Mexico we're considering expanding our portfolio somewhere warmer in the coming months or years.. 

Were they reasonable about repairs when needed (time needed, facilitating access)?

At first, we only signed a 3-month lease with them until they figured out the next steps, but now they are needing to extend a full 12 months (approved by insurance). 

Alternatively, you could work with a realtor; by providing value and building good rapport, you might get access to pocket listings.

However I am having doubts- rates are so high right now I will be making under $100/month in cash flow.

I wouldn't limit it to roof as wind and water can damage other areas of the home..what if a window was left open and the interior now has water damage etc...Did you already bind your insurance (likely not if you are two weeks out) So there may not be a reason for them to dictate you get it reinspected.
