Investing here right now is like the Wild Wild West!  

I can’t speak to the cost of the roof, but I’m in the tree industry and I know bids can vary wildly.

I inquired further and its a medium sized dog and their fried would be coming over to stay the night one to two times a month. although I wouldn't have any issues with a one time thing, I'm not wild about the reoccurring aspect of this request. 

There was one lady that almost rented from me a year ago who had 3 huge dogs and was willing to pay a lot extra, but I decided against it because, again that unit was in close proximity to my other units. 

I spoke with a lady who had a 2/1 by a hospital in Temple yesterday, she purchased the property for 85k and is renting it to travel nurses for 2800/month!!!

Tiffany  Jumped on this lady's website.. question if they have BRRR mentoring in the market place would they not have  vetted contractors the absolute most important component in BRRR hands down.. curious why you would buy something without having a contractor fully vetted up front. 

There should be a way to check the historical watermark drawings as well, so many different information sources lol Chicago is wild.

However, their AVM computer appraisal came back wildly low at $290k so they are requiring that I pay for an appraisal which would take another 8 weeks or so. 

However keep in mind in the wild world of wholesaling many sellers just don't honor contracts and will sell to the next person who gives them a better offer. this leads to threats and so on and so forth.. but pretty costly to enforce contracts and so the profit might not be worth fighting for.but if you get the reputation of snaking other investors ( not saying you would or have done this) that might not be too good for you long term.

That's one way......here in marion county.....I had a lady that would provide probate leads......it broke the leads down to the executor, petitioner, lawyer, number of properties etc......I saw a repition of the same attorneys......then called that wayyou can actually look up probate cases and they will tell you the lawyer......
