Main Street but entered into the mls as 123 N.

I had a modest home which was located acrossthe street from the beach in Miami Beach and was almost paid for in full.

I completed a spreadsheet of houses on my street with their assessments and any increase/decrease.

Ex) there is a fairly nice rehab'd 3/1 rental a few doors down on your street priced at $575 vs your $675, so you're being undercut by a significant margin.Best advice: find the closest comparable rental property for your 2/1 and price it similarly. 

Once you have those streets - neighborhoods, look for a) expired listings and b) high Days on the Market (DOM) listings IN THAT AREA from the MLS.  

It’s a good idea of how Lancaster/Palmdale is… a few bad streets you might not feel comfortable but 3-4 streets overs it’s a lot better.

There are certainly some beautiful homes there but it is street by street and mostly only close to the museum.

The big ticket items for me are usually replacing sewer lines out in the street. 

Seriously, you're diminishing your pool of buyers/tenants but if the numbers make perfect sense and yours isn't the only residence on this street then I'd say go for it.
