Each is Clunty specific and the data fields vary widely

Whenever I take over someone else's building, esp working class (which I would assume this is by the cap rate), I like to estimate first year expenses of 20-25 as well for maint/repair/capex... but I would vary it based on the age of each component and the cosmetic condition of all units w special attention paid to kitchens and bathrooms.

Policies vary, but there are also benefits to the tenant as well (covers their belongings, protects against theft, covers their assets in the event they have enough to get sued, etc) if you market to a higher clientele of tenant, it should be an easy sell to get them to pay 100 bucks a year for it.

I also know that money isn't everything, and that it varies by market anyway, but what would a realistic first year income look like at entry level.Thanks in advance for any insight on the questions that I have asked, as well as questions that I did not ask, and probably should have.J.D.

I realize this can vary widely, as private money can be anyone from my Uncle to an unaffiliated wealthy investor. 

Pricing can vary significantly town to town. 

Looking at convential 20% down 15yr term and I am getting quotes that are a pretty big range with varying points.
