Hello, my name is Grant and I recently bought a fixer upper property in Roeland Park with the hope of remodeling it and then renting it out.

my only fear is buying a property at 30-40k is screaming fixer upper. if you spend the 3040k on purchase. do you have enough for the fix and the holding costs?

No fixer uppers.

I raised rents in the bottom unit to market value, threw 18k into the upper unit for renovations, currently rent 1 of the bedrooms out, and rent covers all my fixed expenses and 90% of my variable expenses. 

Fixer upper investment property.

Meaning that if you get a property off market or a fixer-upper or a distressed seller, you buy “right“ - at a discount.

I currently have a str in the upper peninsula and there are zero restrictions in my area there.

It shouldn't be hard to tell if the tree is overgrown, has visible dead limbs, regularly drops sizable limbs/branches on the ground, etc.
