If you have a lot of rapid check ins, you will notice something is broken or stained later and have NO idea who did it.

Whether or not you should upgrade to Premium really depends on your long-term goals. 

Purchased at $36k with an existing tenant renting for $1285 - no upgrades of any sort, though since owning I have repaired a sewer line and replace a water boiler. 

Made me hopeful... there are many older homes here in Northern Virginia/Alexandria that have lived out there useful service life that could use technological upgrades,  Olease include me on your threads.Thanks so much

I don't have any after pics of it, but essentially we just painted it, replaced the broken window and put a skirt around it, and buyers considered it a HUGE asset.

I recently just upgraded to Pro on Bigger Pockets, I am currently doing some property scouting and want to do some wholesaling myself and would like to buy and flip.

It has many upgrades, a pool, and the kitchen is amazing. 

Of those, your ad is the best laid out and with the best pictures, but at the end of the day no one is paying for pictures.Your market is also saturated with rentals, you have dozens of rentals all within your immediate neighborhood and its not the kind of neighborhood where upgrades will get you extra money.

For some it is the best option, for others (like me) it is a negative 'upgrade' in certain situations.

That means that (if I'm really serious about this) I need to get it for the right price and then do a few small upgrades to increase the rents.
