Simply because I do not want smokers in my units and smoking is not a protected class (recently I had a tenant who was surprised by this (because smoking is legal) and thought I could not discriminate on the basis of her being a smoker - I told her to go talk to an attorney).All of our STR units are on month to month lease.

Just be aware with deals of that size come larger problems - I am in a position with my bank and other business that I was able to access some cash to do a major unexpected re-roof (yes, it's my fault that I missed the urgency of that in due diligence - I thought I would have a few more years).
