Property attributes:1862 sq feet4 bedrooms1.75 bathrooms1 HUGE room on the top floor for dining and relaxing, great for big groupsAnother big living room in the basement (could easily put sleeper couches in both living spaces to increase max occupancy)Small kitchen - I assume this doesn't matter as much for this type of strategy (which makes it attractive!)

For example - a 4% cap rate can be really good in a low-risk neighborhood where the going cap rate is 2%, but if you're in an area where others are getting 8% it's not a very attractive number.

As I understand it, here are the......PRO's:- Investors attract union & undocumented workers, both of whom don't want financial records to endanger their union membership and/or US residency status(es).- Investors pay less in labor.- Contractors don't have to pay taxes....CON's:- Investors don't get protection of written contracts, liscensing/bonding, etc.- Investors can get prosecuted for tax dodging?
