Hi, Everyone:I am really tired of the carpet flooring in the rental property - it has to be replaced every a few years.

When you look at property that is far from your jobs, include the cost for a lot of gas, oil changes, tires, and increased insurance, plus replacement cars into your monthly budget. 

Sellers were tired landlords and gave me three of their properties.

They called the course,  "Cash Flow for the 90's" They approach their lease option deals from the prospective of the property manager focusing on tired landlords or people who don't want to rent.Save your money and buy things on eBay or amazon.

you will when you try this have deal after deal that wont work becasue you cant buy it cheap enough.. you will deal with investors that will tell you they have money when they dont.. lots of tire kickers out there.. so those are all potential listings..

Typically older, tired, want to pass on the wealth to the kids etc....

A tire factory is being built near where I live.

Otherwise they will send you whatever they have on deck that you will just reject and eventually they'll stop sending you things because you're a tire kicker.

That agent will not doubt the local market player and will feel more comfortable that you are not a tire kicker.
