As a guarantor they have the right to know whether their charge is in good standing w/r to his/her obligations under the lease and the obligation to open their wallet should junior mess-up.

Or his "R" costs are lower, thus high offer can be higher.I've bought low CAP apartments because the NOI sent by the seller was way way off reality.

@Renee R. for this type of situation see if the tenant will get a pre-paid card, such as the NetSpend card, as they can use some of those cards like a bank account for electronic payments.

Either they did not think about it enough when they were writing that specific language in the CC&R's OR they are actually OK with that situation and it's specifically omitted.
