Thinking of selling in 2-3 years if I can't refi at a lower rate.

Louisville MSD just increased rates 7% again and this year we are averaging $700/month between water+sewer bill which has basically bankrupt the association as all prior years were budgeted for half of this.

But if it’s more substantial, like protecting the floor and adding years to its lifespan, then it’s likely an improvement, which means you’d need to capitalize it unless you can use that safe harbor.

Pittsburgh can be a strong market for house hacking,  being that the buy in is more conducive than other markets and it holds a strong rental history.
