I really like the look and the style and colors lend themselves well to the area, but the prices are really high ($50+ SF for materials) based on the few calls I've made.  

Another concern is that the property is set up as a deli style establishment so other restaurant concepts may not work without changing the layout.  

Sorry to hear about your experience, I know I would really want to teach them a lesson by making their lives difficult but you have to remember they don't think like you - they have no sense of responsibility and sorrow for what they did.

I also found a couple Kraus one's on the internet that have a similar style to the Danze, but are half the price.

Probaly paying it forward and teaching young people to invest and setting a frugal smart  example is a positive action.

Other option, pay him to teach you how he runs his numbers, have him set up seven reos to look at in one day, pay him if you need to, go with him and determine maos on 7+ houses in one day.
