I started working as a broker in March of 2020 during Covid... and it really took a toll on me because I had zero clientele and as a newer broker I just took advantage of doing trainings and building up my social media marketing.

Seeing these makes me a bit nervous that if we buy in that market now, do a rehab, and we have to wait 4-6months to have "seasoned" tenants  before applying for the refi it may be problematic to get the appraisal we are targeting.

I was targeting Matthews, as it seemed to be low-crime, has decent schools, yet isn't too far to commute downtown.Just curious if anyone has been actively researching this area or similar areas in Charlotte and had some advice to share.
