When they ask what you are doing, tell them that you are filing a small claims court suit for their past due rent and then going to collect it however you can...garnishment if they ever get a job or repoing anything they own that is worth $100, one thing at a time if that is what it takes. 

As far as suing a wholesaler, there is another factor to the suit other than just wholesaling.

You could consider a short term rental house hack, where you rent out a room or an inlaw suite to short term tenants.

It's for single family only, so you would need roommates or have a property with ADU, mother in law suite, etc.

Consensus is that Specific Performance suits aren't worth it for this small of a deal (Still worth 25k to me).

@Simon Obas I have even mixed brands based on cost and availability (there is an appliance shortage right now) and it can be cheaper than "suites". 

Find a place with an existing inlaw suite, or one that can have an inlaw suite added relatively easily.

That way it's either a 3 bed plus JADU, or a 4 bed plus den w/bar, or 3 bed plus next-gen suite.
