I came across some tenant survey results suggesting covered parking was a major on-site perk.

Try googling your town and "land survey" and call a few companies

They were so busy making payments on houses, cars, country club memberships  and private schools, they had no assets.I understand SF is expensive, but the elephant in the room is your room.

"Sold as is" "This is a fannie mae/home path" "HUD case xxx" "seller will not activate utilities" "survey will not be provided by seller".

I used rentometer.com a few times but have hit against the cap and they are asking me to buy a pro membership.

Even if you aren't in the REI world, I'm told at minimum, if you buy and sell your own personal properties it will cover any membership or association fees and the class.
