Keep in mind few (if any) of them have actually had their LLCs tested in court to see how robust they are in protection from law suits, which is the main reason for having one.  

In some cases that loan should include rehab costs.I am looking for suggestions and advice on the types of loans best suited to buying and holding single family homes with at least one additional unit on the property and/or 2-4 unit 1-2 bedroom cottage style units.

@Patrick Sears I have a client where I designed 8 bedrooms that are all suites (bath, walk in closet, microwave, 200 sf rm) with one large communal area on the first floor.

I wanted to know if anyone is willing to talk and help educate me on the general costs associated with constructing approx 50-75k sq ft industrial tilt up that can be partitioned into suites. 

Paperwork is huge, a law suit or anything legal issue can sink you instantly. 

However... that means that, to some degree, an LLC might not be well suited to operating in a different business, just because it is a 'business entity'. 

With that being said, you might be better suited identifying a market and neighborhood, finding a deal and then presenting your plan to someone to partner with you and bring the capital.
