The biggest advantage of having a good buyers agent to me is the comps they know to better value your potential property, the digital offer PSA and connections to a good inspector and lender. 

So far so good but let's see if any of these other points are as close as they appear..NAR rules: good or bad for consumers? 

Lenders often require a home to be in good condition, and an older or partially replaced roof might not pass inspection.

Freddie Mac and Fannie Mae, kind of like special lenders, offer good rates but need well-kept properties with lower down payments and longer payback times.

Now there are a couple of neighborhoods where I've sold more homes than any other relator and have a pretty good database of potential buyers and perhaps renters who could be buyers.

With a good credit we can get a loan (just have to find a good lender) and have money for downpayment.
