Verify proof of funds (you'll be surprised how many investors say "money isn't a problem" until after you have the contract and then it is suddenly a problem). 

Also, with all the plants, you get a lot of out of town workers, trades, etc. looking for rentals, as well as the surge in international students coming to the college.I'm fairly new at this, but would love to hear what others think.

For example, if you own 3 homes and 1 of them is suddenly vacant - now you have a 33% vacancy rate that could throw a wrench into your note payments. 

Outside investment (from other states and other countries) is surging, and you can't go wrong selling to out-of-towners when you're new.

@Jonathan Soto Yeah I really like the activity brewing there at the moment and can definitely see a surge in re-developed and new units over there in the near future.

The market is always strong, until suddenly it's not.

I agree the Realestate market has gotten ahead of itself but I see things coming down in my area because of high inventory all of a sudden.

As a result of surging rental rates and occupancy, demand for multifamily professionals stood strong.

Sometimes you start small and suddenly find the repair is more extensive that initially realized.  

But if you create a new profile and suddenly start posting a bunch of apts, FB will ban you.
