I am not sure about the local services in NC, but we have had success with labor ready type places.

I am hoping to at least start that process and hope that if/when I find someone to share my life with and have kids (God willing) that I will be able to pass off the knowledge and legacy to them and hope that they will continue to make it grow.

You don't know how the process works so I don't know why you think you would be getting offers accepted without a pre-approval or proof of funds.You get a pre-approval with a lender you know and every time you make an offer, you just have them adjust and confirm the date and the new property address.

Repeat this process a few more times, and in 10 years time you can have 4-5 properties in a high-growth area.  

I am unsure of laws there but an eviction I think is a long process there if she doesn't leave? 

There was a flurry of furnished midterm and long term rentals available, and I suspect they were not successful so they are now trying long term rentals.

Tampa is very relaxed when it comes to short term rentals, not sure about Orlando.That being said, what is going to make or break the success of your investment is your team in those markets.
