homes in this area are routinely selling at 900 to 1mil or so.. without being in what was the perceived to be better parts of LO.. so there would be some upside to rent then do a spec if timing was right.

Email and texting are a good route, I have an e-voice account setup to catch phone calls and they offer texting too, though I have myself on strict budget so I can still provide for the fam., I believe a lot of my urgency comes from giving myself a end date, and from there I planned to start full time, so I feel rushed per say.

You can have the ROTH invest in projects, but there are some pretty strict rules on how involved you can be with the projects.Personally, I wouldn't consider a line of credit on any property below 50k, unless it was a flip, and even then I would go private.

Credit Unions tend to be less strict and more friendly with their underwriting guidelines than a national/regional bank, also check out a small community bank as they are also more lenient and friendly.

Forgive me, as I'm pretty green, and unfamiliar with market conditions in Westchester (I grew up there but live out of state), but as far as yield % (I guess this could be calculated different ways), but from a strictly cash flow basis, I would hope 9-10% could be had?
