I thought the beaches banned STRs for any property that was a straight investment?

Transparency is extremely important in the property management world - find a PM who shoots straight and has nothing to hide and who isn't just trying to "sell you" on the spot. 

If you can make your investors happy with a straight 50/50 split, then go for it.

While your question is pretty straight forward, there are so many options and systems out there you may want to design how you want your system to work for you from the ground up and how much you are willing to spend. 

But there’s overhead costs to do that and keep all the books straight.

Arguments made that people keep moving to the state and the population of CA keeps rising are irrelevant, we should really be looking at YoY population growth rates, which in CA has declined for a 3rd straight year which is not in line with other states in the country.

While this all occurred, I called police officers repeatedly, sometime for 3-6 hours straight, and cops never came.

You can also have the attorney do the LOI as well but thats pretty straight forward.
