Hi @Seher Taskent, the decision on whether to invest in a condo or single-fam residential really comes down to your investment objectives and what you are looking for--is cash flow more important to you, equity & appreciation, or a balance of both? 

So what does your "Specialist" status mean?

But every customer service rep and executive resolution specialist I talk to at USAA says they've never heard of that confirmation number.The closing attorney partner is saying they will do all they can to save the deal, but the seller is trying to close on their purchase at the same time and those lenders will start to put pressure on him, probably by tomorrow (which would be 48 hours after I initiated the transfer).  

There are many shiny objects in real estate, the investors who flourish are the ones who stick to their guns.

I feel like my analysis of locations is more subjective, and reliant on my personal experience than it is objective, and based on numbers/statistics.

As for your note on the capital gains tax, if the Bronx home was your primary home for 2+ years, you should be exempt up to $250k in capital gains tax (verify with your tax specialist). 

As others have alluded to above, the answer to this is highly dependent upon so many factors including your overall investing objective or goal.

The fact that you live in a state without a state income tax opens your options of an accountant to work with.No need to find an accountant that is a specialist of familiar with your state tax laws since there is no state income tax in Florida.

maybe I'm unmotivated but that's something I'd use lol. a fear of mine is shiny object syndrome.

Just make sure you have a real estate specialist.
