I'm not trying to be negative.....just that you should find out what exactly you'd be allowed to build on the lot before you get too far into your plans.If you spend 200k to build a duplex and you can buy a duplex for 100k....then it probably wouldn't be a good move to build at this time.

There are several of us here on BiggerPockets who provide this service, select couple people who provide quality service (do your research), check references and speak about your particular situation.

Thus many areas will exchange negative cash flow for expected appreciation.

I would think you'd have negative cash flow at that point with the higher mortgage.Why isn't conventional financing an option on this deal?

I have been speaking with the county and a local developer (they are my consultant on this project) regarding the soft costs of the land development/preparing the site. 

I ended up getting out bid but since this realtor I've been speaking with only deals with HUD homes I will know for the future.

Student loan debt only reflects negatively if the proper steps to maintain it aren't done.
