Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.Don't buy in the roughest neighborhood in the urban core.

A very good property manager would attempt to smooth things over with the tenant on your behalf to help them temper their expectations without you even requesting you to do so.I dont currently use a property manager but when I did there were trip charges in the contract but the property manager wasnt looking to nickle and dime me by charging a trip charge for every single request that came in.  

I have 6 units currently and the purchasing and closing on those properties were relatively eventless, very smooth.

There may have been additional costs to smooth out and make the ceiling look good. 

Renovations" were an arcade garage build, and two Disney themed rooms with custom bunk beds, slide, etc. 

Due to the site constraints etc, we couldn't just slide the building over 10', so it needed redesign to stack the units and also increase the height limit which we were already higher than.
