I would like to interject my opinion/concern with this type of investment under the hypothetical that it was plausable (marketable to find them, etc).Here are my concerns: A seller wanting to exit from a LLC or LP and sell there shares usually stems from their unhappiness with the operation and with the other partner(s) involved and as such could be your underlining risk that would be a deal kiler for me. if it was running smoothly and you ran into a great scenario where the one partner needed to sell due to financial trouble, medical expenses, death in family, etc, then you could have a situation wheer you could buy into a good partnership at a great discount.

After all, we spend a lot of time thinking about deferring taxes, but it is likely that at some point your mentality must flip to minimize your taxes (not just deferring them) and sometimes that means if you stop working that you start to move some deferred income through your tax return.You also have some flexibility to borrow against your properties to smooth out some of your needs in retirements and reduce your payments to Uncle Sam.

Contrary to what "wholesalers" claim about having buyers, agents have many times more buyers and can look out for the sellers best interest by helping the seller not get stuck with game players and their 90 day inspections and "subject to my partners" approval garbage.
