Sorry to hear this @Mark Y.Obviously your current situation needs to be handled by your lawyer and hindsight is 20/20.That being said I do know some landlords that take pictures or videos before move in so they have proof for security deposit reasons.

@Ian Kearns, if you've already got the investment-loan requirement of 20-25% deposit, I don't see any issue refinancing it as soon as the Lender's seasoning period is up.

We took them to court and because we had no idea what we were doing, found out that our contract with them wasn't exactly correct and because we left a couple things out that by law here in MD have to be in there, we had to forfeit the deposit.
