The deposit should account for the eviction and lost rent unless that was less and if they took 1 month rent it probably wont.  

I wonder if they charged her a second security deposit?

Or do I take money from their security deposit to fix it?

Casey Mericle , I understand you can prepay the first year of rent from the option deposit.

(And that's even after you somehow live there a year before moving out again).This one might only suit someone who has 25% deposit, because: 1.

Sorry to hear this @Mark Y.Obviously your current situation needs to be handled by your lawyer and hindsight is 20/20.That being said I do know some landlords that take pictures or videos before move in so they have proof for security deposit reasons.

@Ian Kearns, if you've already got the investment-loan requirement of 20-25% deposit, I don't see any issue refinancing it as soon as the Lender's seasoning period is up.

Once you fill those slots up, your can still use bank money using commercial loans.  

We took them to court and because we had no idea what we were doing, found out that our contract with them wasn't exactly correct and because we left a couple things out that by law here in MD have to be in there, we had to forfeit the deposit.

After the auction was over, we went up to write a check for the deposit.
