Tim it might help to talk about deal size and asset class.In commercial there are tons of different types of properties.

I would be shocked if you ever would get someone at a bank that size to even give you the time of day for a single loan sale.Sorry to sound harsh but that's the reality with big banks, if they responded to every investor that contacted them they would fill a call center 24-7

Usually easily managed from a distance and come in a wide range of size and quality.

They will already have an idea of the rate, amortization, and monthly payment, and you can use that to calculate the net income and DSCR for various loan sizes.

You have 6 full sized adults creating wear-patterns in carpets, using the dishwasher, spilling beer from red party cups, scuffing the paint, etc.  

I suspect that I will continue to increase/decrease this reserve, relative to the overall asset size of the portfolio, based on a number of factors.

Make sure the system is property sized according to fixture units, velocity ,and friction losses.  

As has been mentioned there are a lot of variables based on park size and type.
