Their system is pretty smooth, but they don't control the inventory or the prices and as another poster mentioned you don't know anything about the seller or why they're selling.

But, here's what I offer in return:-  The contractor legitimately gets more work-  The contractor doesn't have to waste time giving me bids that I will reject (when I have a contractor I like, I don't get multiple bids)-  The contractor doesn't ever have to worry about getting paid (I always carry my checkbook with me)-  The contractor can save money on advertising costs -- I'll refer him to lots of other investors and he'll keep busy without advertising-  The contractor doesn't have to worry about someone who wants to cut corners (I don't do that)-  When a project goes smoothly and comes in on budget, I pay bonusesThese are the things I offer in return for lower labor costs. 

I'm hoping that when the time comes to re-rent our properties that goes smoothly. 

Other than that, things have gone fairly smoothly.

I'm sure this situation is a smooth exception to how most go with previous owner occupied foreclosures.

i just encountered popcornesk wall texture and just mudded over it to make it smooth.

Clifton, I hope that process goes smooth.  

I would much rather everyone pay on time and operations run smoothly.

In addition, the quality of the tenants we select means that when we do have turnover, it's usually smooth and cheap.
