What would the average be for buying costs and what would it be for selling costs?

Hi @Brian Mitchell This is my specialty and I have helped dozens of other BP members buy and sell in this area.

There is a tax or foreclosure sale every first Tuesday of the month in every county in Texas if they have something to sell.

The property is still in distress and I put it on the market to sell.

Homeowners have ALWAYS had the option to sell their own home.

Other things in his LOI were that we grant another option, that we refund the security deposit, that we allow unlimited assignment without us granting consent, etc..I'll go with your option #1 above and simply decline his other proposed changes and see if we can preserve the Renewal concept at a new rate that bakes in his commission (and then some) - if he wants to earn that commission, let him go and sell the package to the tenant.  

My plan is to pay for the lot mostly in cash, build a quadplex on it, sell my current rental property and primary residence, and move into one of the units.
