If your credit score is strong, a convential loan (as low as 5% down) will be cheaper than fha.

Starting July 1, 2020, at least one applicant for an insured mortgage with CMHC will need a credit score of at least 680, up from 600.

I don't do it all the time, but I use it as an additional tool for someone that is marginal.When a 50-year-old man with a credit score of 820 applies for one  of my rentals, I don't call his references or otherwise dig into his background because he's a sure bet. 24-year-old with a 610 credit score that just moved here to start a new job as a cook?

@Sean Goodson the VA loan is incredible, but there are stipulations for when you can or cannot use it.

Sounds like you only have two monthly payments going out, both of which are helping your credit score.

They all have pretty good credit scores, good records, no pets, non smokers.

It is the only thing contributing to my credit but it gives me a credit score of 789 (reported by Intuit after submitting my taxes).  

Any feedback would be great, I’m looking to interview them early this week  I would start with credit score and employment as well as criminal background.

It's been incredibly weird to get this much money with strings attached,  only to have the lender go ¯\_(ツ)_/¯ when you try and get more clarity on the strings.
