Thanks I've been doing some homework on stuff and trying to figure out what the best plan is and basically from what I've learned is I just have to do it and learn from it.

I just need to figure out if I should sell my rental now given I dont understand how it benefits me at all.

As long as the QI for the 1031 is in place prior to that closing you'll be fine.The only downside right now is that your 45 day identification period starts with the closing of your sale. 

In this scenario I'd recommend approaching your lender first and getting a bank appraisal on the property to figure out how much $ you technically have to maneuver with. 

Typically Spring and early Summer is the best time to sell.Great to sell it vacant.Seems to be a shortage of homes on the market, but all sales not easy due to the higher interest rates. 

Springfield seems to keep popping up on booming market lists so I figured it was time I hop on here and try to connect with more folks.

( Can't find any info online for the NYC market) Is there a process to try and get the property in a short sale before it goes on auction, If so who needs to be contacted?
