Keep them in a place where you will see them and remind you what to do.I do not know if you have heard of a guy named Lance Edwards but he has some interesting things to say about small apartment complexes and how he got started in that part time while he still worked a job for somebody else and how he hated his W-2 job and had  a family to support.  

Remind them that if they do not sign the new month-to-month lease and plan on buying a house in the next few months, they are still on the hook (per the original lease) until September 2020 for rent.

In 2019 I thought the eagle had landed with the release of a much hyped CRM but once I was fully immersed in that system the many shortcomings forced us to leave almost immediately.Then we entered the nomad's land of google spreadsheets and reminders to manage leads.

My friend ended up winning but just a reminder to be cautious with handling security deposit.

Since I'm running several different real estate disciplines my days remind me a little of my old days in law enforcement when I'd run from call to call, wherever the emergency was.  

I reminded her that we have found great tenants for our past 3 vacancies.

One thing that I'm continuously reminded of as I review the content of the site is the amazing diversity of investors active on the forum.
