@Anthony Barnard, as others have mentioned, there is no "once this then that" type of timeline per se, but in reality there are some hurdles that may be hard to overcome without more experience. 

I am in the midst of altering a large floor-thru 1 bedroom apartment into a 3 bed/1ba apartment.You very much need an architect on your side to assist you with possibilities and sobering realities (just like mine did!)

In reality, it's a pretty diverse state with sections that make you feel you're in a neighboring state.

But the reality is, you're just going to be spinning your wheels if you plan on making offers on listed properties and try to take a big percentage (35% in this case) "away from the price", just because you're making a cash offer. 

However, now you need to deal with reality.

Sounds similar to why "primary home = investment" is so difficult carry out in reality.

We are both motivated, ready to work and start taking actions to make my dream a reality.  

It's reality.
