Whenever I try to comment on something I read on them, she quickly points me to "more accurate" information from her sources.Don't get me wrong, I love my realtor and feel she brings a TON of value to my REI activities, but it's almost like she feels threatened by Zillow and Trulia, like she's worried she might be replaced by them.

@Jeff Unruh Mecklenburg County, NC has a very robust online tool for search tax foreclosures to include narrowing searches by property type. http://mapserver.mecklenburgcountync.gov/foreclosures/Vacant land presents a whole host of potential problems that may inhibit a quick flip.

If all four conditions are well met, e.g. its close to Center City with good transportation (public or otherwise), pricing is steady or rising, permits are constant/persistent (indicating still room to grow), and rents are solid, if improving, and the inventory moves quickly -- you have a good neighborhood with long term growth.Would love to hear other investors thoughts on this -- these are just my very inexperienced thoughts.
