You could pay it out at the end of each quarter so they might also feel a bit of the impact from any repairs you hadn’t to make from tenants (which could again give an incentive to find good tenants)

did not read it .. but debt instruments in your IRA tend to be a better fit than owning the asset.from a practical standpoint were folks can get in a bind is they don't leave enough reserves in their SIDRA to handle cap ex or tenant trashing of a unit.. and find themselves with not enough money in the SidRA to rectify.Plus the other thing is you wasting your ability to depreciate the asset.. notes don't depreciate.. so there fore notes are generally a better safer fit.. as long as your buying quality notes.. 

When I initially spoke to the seller she stated that they were upside down on the mortgage and had out about $30k into the repairs so far including HVAC, electrical, and plumbing.

I’ve found better quality hoods, fans, and lighting fixtures cheaper than the big stores or than my contractor can find them.

Getting a good deal & I plan on using HELOC to get some cash for repairs to bring up value, after the FHA loan.  

About 5 years ago I made a mistake and withdrew about $5,000 from IRA funds that were rolled over from a 401k when I left that job...I am in my early 30's and I am wondering if I should repair that mistake and resave what I spent or just call it a loss?

Numbers look good on paper, but generally low rents, a lot of section 8, low quality tenants, etc.
