ALL RE is cyclic and Calif is typically an 8-9 cycle, especially in the most desirable areas like SF Bay area, Orange County.  2008 was a major down turn due to the mortgage industry collapse, not true property values.

@Bridget McDonald  yes there are a lot of 55+ Communities in Clearwater and a good majority of the residents are snow birds.

Damien,For a deal this size with this profit potential, here's what I would do:I would put together a list of 100 properties you think would work well for your partner, write a sales letter with the headline "1031 Exchange Property Urgently Needed" or something to that effect and mail it via FedEx Express Saver.

Fortunately it yields good returns but I wouldn't advise anyone unfamiliar to invest in my area (although it could be done successfully it would definitely have a large impact on that bottom line amount that out of state profit seekers dream of).

I know a lot of agents, but I have found that it seems to be hard to find an agent who is investor friendly, some tell me I am offering too low and I don't hear back from them, but I offer those prices because that's the price I need it at to make our profit.

Fast forward 2 years and guy hasn't improved his credit, mismanaged ALL the profit from the house , security deposits , almost messed up my credit (late payment) and a bunch of drama.
